The Inspection Process

The Home Inspection is an unbiased, visual assessment of the condition of the property. It provides you with a professional report on the condition of the physical structure and various systems within.

In the days before your inspection I’ll talk with your Realtor (if you have one) to confirm the date of inspection and make sure I get access to the home when needed. At this time I will also obtain a copy of the real estate listing and a copy of any disclosures that the homeowner may have signed concerning the condition of the house. I may visit the house before the inspection to perform additional tests you may have requested (radon, mold, water testing).

On inspection day I’ll conduct the visual inspection of all accessible areas of the house. The inspection process typically takes 1 to 3 hours to complete, depending on the size and condition of the home. I strongly encourage you to accompany me during the inspection. This will give you a chance to ask questions and become familiar with the systems of the home.

I’ll inspect the structural elements and systems of the home. Items that will typically be included in an inspection are:
  • Framing (structure)
  • Roof and attic
  • Foundation
  • Walls
  • Electrical system
  • Plumbing system
  • Heating system
  • Air conditioning systems
  • Exterior siding
  • Grounds and grading
  • Chimney
  • Smoke detectors

Upon completion, you will be informed of any problems that were discovered and told about any maintenance tasks that should be performed. We will also answer any questions you may have. A full written report of the inspection, plus a CD containing the report will follow, usually within two business days. If requested, the report can be delivered via email.
